What is a Refurbishment Survey?

An asbestos refurbishment survey is undertaken to locate any asbestos containing materials (ACMs) which could exist and is planned to meet your specific planned refurbishment works.


The refurbishment survey will cause disruption and requires access to the specific areas of the building being refurbished. This is likely to include intrusive access, lifting up of floors or breaking through of partitions and ceilings. 


These specific areas of the building must be unoccupied at the time of surveying.


The aim of the survey is to help protect people and the environment from any asbestos during construction works, which could exist in the building or any equipment.


If any asbestos is found, the refurbishment survey will confirm what work needs to be completed by licensed asbestos removal contractors, prior to any works commencing.


The Control of Asbestos Regulations 2012 (CAR 2012) states that all asbestos in non-domestic premises built before 1999, needs to be identified and assessed. 


To comply with CAR 2012, Regulation 7, all ACMs are to be removed 'as far as reasonably practicable', before refurbishment, unless removal would cause a greater risk to employees than if the asbestos had been left in place.
